A building permit is required to install a gazebo. All work shall comply with the currently adopted Building Codes and applicable local amendments.
This requirement applies to all residential property types, including:
- Single Family
- Two-Family dwellings
- Townhomes/Coach
- Condominiums/Apartments
Required Documents:
- Permit Application Form.
- Signed Contract.
- Plat of Survey indicating:
- Proposed location of the Gazebo
- Structure dimensions: (length, width, and height) of the structure.
- Distances: From the house, side, and rear lot lines.
Construction Drawings: If you have a kit, provide the brochure and spec sheets.
- Foundation Plan/Slab (Minimum 5” concrete).
- Construction Plan (no cinder blocks permitted).
- Material List
- Electrical Plan (if applicable).
- Number of post holes and their depth. (42’ minimum depth).
Zoning Requirements:
- One accessory structure per lot is allowed in zones R-1-R-3 (A) in addition to a detached garage.
- No structures allowed in the front yard.
- Minimum setbacks
- 6 feet from the side and rear lot lines.
- 10 feet from the principal building.
- Height must not exceed the principal structure.
- Easements: No structures allowed in the Easement or Floodway.
- Breezeway Connections: shall be considered part of the principal building and shall comply with all lot coverage, setback, height, and other requirements for the principal building.
- Design Matching: If the Accessory structure is 120 feet floor area or greater, the design must match the principal building (color, building materials, roof materials, and roof pitch) unless an exception is granted by review of the plan commission pursuant to chapter 19.12 of the village code.
Required Inspections:
- Call J.U.L.I.E. (811) must be marked
- Footing, Pier, or Slab
- Electrical Rough (before it’s covered).
- Final Inspection
All inspections require a minimum of 24-hour notice.
Construction hours are Monday through Saturday from 7:00 a.m. to 6:00 p.m. Construction on Sundays is prohibited.
