THE PROCEDURE FOR SECURING A BUILDING PERMIT
In order to secure a permit to construct, the following
documents must be submitted prior to commencement of the
construction project review:
Civil engineering drawings are required and must be
directly submitted to the Village Engineer. The Engineer's
office is located in the Engineering Building directly
behind the Village Administration building at 255 W.
Dundee Road. Please contact the Village Engineer at (847)
459-2985 to find out his requirements for drawing and
M.W.R.D.G.C. form submittals.
Every sheet, both building and engineering, shall have
a reproducible seal of the appropriate professional. ALL
SETS OF PRINTS MUST BE BOUND, LOOSE SUBMITTALS WILL NOT BE
ACCEPTED.
NEW CONSTRUCTION:
1) Single Family Homes require (4) sets of
prints, Condominiums,Townhomes and Residential
Developments (5) sets of prints, one soil boring, executed
building permit application and two up-to-date plats of
survey indicating area of proposed construction drawn to
scale. Provide accurate distances from property lines and
setbacks for all proposed work. All areas of the permit
application must be completed for Single Family additions
(including the existing and proposed square footage).
2) Commercial/Industrial buildings require two
up-to-date plats of survey indicating area of proposed
construction drawn to scale, two sets of soil borings,
executed building permit application and (5) complete sets
of building construction documents prepared and certified
by the appropriate professional.
ALL NEW CONSTRUCTION DOCUMENTS MUST INCLUDE THE
FOLLOWING INFORMATION:
Landscaping An Appearance and Site Plan Review is
required for architectural, lighting and landscaping
designs of all structures other than custom-built
residences prior to issuance of construction permits.
Forms are available in our office.
Architectural The following must be shown on the title
page:
1) Architects Reproducible Seal, Signature and License
Expiration Date
2) Zoning district (Village of Wheeling Title 19)
3) Use and Occupancy Classification ICC (2003
Edition)
4) Type of construction ICC (2003 Edition)
5) Occupant load
6) Total site area
7) Total building area
8) Area of office space
9) Area of manufacturing
10) Area of warehouse
11) Building height
12) Index of drawings
Structural
Heating, ventilating, air conditioning, exhaust
systems, unit heaters and RTU locations.
Plumbing - isometric - number of fixtures, type of
material and size of waste vent and water piping,
including exterior service.
Electrical - size and location of service, number of
circuits, phase of circuits and location of all switches,
light outlets, receptacles, exit signs, emergency and/or
night lights
Sprinklers - (5) sets of shop drawings for New
Buildings (3) sets for existing buildings need to be
submitted to the Fire Department along with a completed
building permit.
Fire Alarms - (3) sets of shop drawings for new or
existing buildings need to be submitted to the Fire
Department along with a completed building permit.
Note: The fire ratings (include design # of recognized
testing agency) for all walls, floors and rated assemblies
shall be shown on the architectural plans.
INTERIOR REMODELING INVOLVING STRUCTURAL CHANGES:
1) Residential remodeling projects will require (3)
sets of prints with all Architectural, Structural,
Heating, Plumbing and Electrical information above
included in the plans along with an executed building
permit application.
2) Industrial/Commercial remodeling projects will require
(4) sets of prints with all Architectural, Structural,
Heating, Plumbing, Electrical and Sprinkler information
above included in the plans along with an executed
building permit application.
INTERIOR REMODELING WITH NO STRUCTURAL CHANGES:
1) Residential and Industrial/Commercial projects will
require (3) drawings showing all changes to heating,
plumbing, electrical, sprinkler etc. Drawings must show
all room dimensions and a floor plan showing location of
new space in relation to existing space as well as the
location of all receptacles, fixtures, light switches,
doors, HVAC supply and return air, hardware for doors,
types of glass used in office spaces and include a list of
all materials and their sizes being used.
CONSTRUCTION PROJECT PERMITS WILL BE PROCESSED IN THE
ORDER ACCEPTED BY THE DEPARTMENT. DURATION OF REVIEW WILL
DEPEND ON THE NUMBER OF PERMIT APPLICATIONS BEING
PROCESSED AND THE COMPLETENESS AND QUALITY OF THE
DOCUMENTS SUBMITTED.
BEFORE THE APPLICATION IS ACCEPTED:
WE WILL REQUIRE COMPLETE SUBCONTRACTOR INFORMATION
LISTED ON THE APPLICATION. " A VERIFICATION OF WORK
FORM MUST BE COMPLETED BY THE PLUMBER AND/OR ELECTRICIAN.
" A COPY OF THE ELECTRICIAN'S LICENSE AND A
$10,000.00 BOND IS REQUIRED. A COPY OF THE PLUMBER'S STATE
OF ILLINOIS DEPARTMENT OF PUBLIC HEALTH LICENSE IS ALSO
REQUIRED.
IF THE PERMIT APPLICATION IS SIGNED BY ANY ONE OTHER
THAN THE PROPERTY OWNER IN FEE, THE AFFIDAVIT FOR BUILDING
PERMIT FORM MUST BE COMPLETED.
